Wildhorse Ranch Development Proposal Updates

March 28, 2009 UPDATE:

Thank you to all of you who participated in the February/March 2009 neighborhood association survey regarding Parlin's proposed development of the Horse Ranch.  We had a 42% participation rate, which is very high for surveys like this.  The complete results are posted at http://cityofdavis.org/cdd/projects/wildhorse/pdfs/Feb%202009%20survey%20results%20and%20comments.pdf   The Neighborhood Association's Horse Ranch Working Group will be discussing the results and next steps at a meeting that will be scheduled very soon.  If you would like to attend that meeting, or would like to provide some input before the meeting, please contact Phil Wyels, Neighborhood Association Chair, at wyels@sbcglobal.net or (530) 753-0460.

Text of February 9, 2009 Letter to Parlin (cc'd to City):

Dear Masud,

On behalf of the Horse Ranch Working Group of the Wildhorse East Neighborhood Association, I want to thank you and your consultants for meeting with us over the last several months regarding your proposal to develop the Wildhorse horse ranch.  As you know, our Horse Ranch Working Group was created to help our Neighborhood Association better understand the details of your revised plan, and to communicate to you the more significant concerns that have been expressed by the neighbors to date. 

According to the city's May 2008 survey of the surrounding neighborhoods, 69% of the respondents stated that they prefer that no development occur at the horse ranch.  We appreciate the fact that some of the changes in your August 2008 revised plan reflect comments that you had received from some of the Wildhorse neighbors.  While our Working Group was not in a position to resolve any of the issues or concerns posed by your development proposal, we have gained a greater understanding of many of the details of your revised plan, especially as you have continued to refine some of those details.

We look forward to having you and your representatives attend the first portion of our Neighborhood Association meeting on February 10, 2009, to provide an overview of the revised plan to the neighbors and answer their questions.  After your presentation, the members of the Neighborhood Association will have a closed meeting to discuss the revised plan.  Our goal is to develop a neighborhood consensus about the revised plan as expeditiously as practical.  We will, of course, communicate the results of our efforts with you and city staff promptly.

  OLD NEWS:

There will be a meeting with Parlin Development on Tuesday, February 10th, 2009, where they will outline their current development proposal and answer questions.  After the Parlin presentation, the Parlin represtentatives will leave and the neighborhood can discuss the proposal.  All members of the neighborhood are encouraged to attend.  The meeting will be at 7:00pm at Harper Junior High School (on Covell east of Alhambra) in the multi-purpose room.

July 2008 WILDHORSE RANCH DEVELOPMENT PROPOSAL UPDATE

On July 29th, 2008, Parlin Development hosted a meeting for the Wildhorse neighbors to update them on the most recent development proposal for the horse ranch property.  This proposal includes 40 multi-family units (apartments),  78 townhomes and  73 single family dwellings for a total of  191 units.  There would be a greenspace buffer of an onamental tree orchard between the new development and the current homes on Caravaggio Drive.

In May, 2008, the City of Davis, in conjunction with some of your neighbors, prepared and distributed a survey to help determine what was important to people who live in Wildhorse and the surrounding neighborhoods regarding proposed development of the Wildhorse Ranch property.  You can see the survey results below:

 

At the July 9th, 2008 Neighborhood Association meeting, the Association created its Wildhorse Ranch Working Group.  The Working Group members have been meeting with the Parlin representatives to better understand the details of the proposal and providing them with general feedback as expressed by many of the neighbors.  The Working Group will work with the entire Neighborhood Association to develop an official Neighborhood Association position regarding the proposed development.
